Gold Coast Valuation Services for Sales, Tax and Disputes

Why you need a value shapes almost everything else: the standard of value, the depth of the report and who will scrutinise it. That is why the eleven services below are organised around the event that prompts them, from a Southport practice sale to a dispute heading for court, rather than around valuation methods.

Indicative valuations from A$799. Certified Summary and Detailed reports from seven business days.

Gold Coast Business Valuations offers eleven services in three groups: sale, deals and planning; tax and compliance; and disputes and litigation. Every service page covers what prompts the valuation, the approach that usually leads, the common mistakes and the right report. The Indicative report is for internal decision-making only, while the Summary and Detailed reports are certified.

One analysis, three depths of report

The analysis underneath is the same every time: normalised accounts, the relevant approaches applied and a reconciled conclusion. What varies is how much of it is written out, and that depends on the reader. A Bundall accounting practice weighing a sale or a Hope Island family planning a handover usually needs a range to act on. A bank, the Supreme Court of Queensland, the Queensland Revenue Office, the ATO or an opposing party needs a certified opinion whose reasoning it can follow and test.

How an engagement runs

Every service follows the same six steps, whether the client is a Surfers Paradise hospitality group or a Yatala distributor. Engagements differ only in the documents we request and the depth of analysis the report shows.

1. Scoping call

A free conversation to identify the purpose, the interest being valued, who will read the report and what information exists. That conversation settles the standard of value and the report depth before any fee is agreed.

2. Information request

A written list of what we need: financial statements and tax returns, management accounts, the constitution or shareholders agreement, leases, key contracts and anything specific to the purpose. Delivery is measured from the day the last item arrives.

3. Analysis

Normalisation of the accounts, selection and application of the approaches, derivation of rates and multiples from named sources, discounts where the interest requires them, and reconciliation to a range.

4. Draft and review

A second certified valuer reviews the workfile and the draft before anything leaves the office. Every judgement has a written reason attached to it.

5. Closing conversation

The valuer walks you through the result and answers questions. Your accountant or lawyer is welcome to join; many clients say it is the most useful hour of the engagement.

6. Final report

Signed and delivered digitally, from seven business days after we receive the information. The valuer remains available to explain or defend the opinion afterwards.

At every stage you will know who is handling the file, where it is up to and when the next step is due.

What sits outside these services

Two other documents are often mistaken for ours. The first is the statutory expert's report the Corporations Act requires for takeovers, schemes of arrangement and some member approvals, governed by ASIC Regulatory Guides 111 and 112. Preparing one is a licensed financial service, which we do not provide. We can carry out the valuation work a licensed expert relies on, and we give private company boards independent opinions on transactions where no statutory report is required.

The second is the quick estimate from an online tool or a business broker. Our own business valuation calculator is free and educational, and it is labelled that way. A broker's number is designed to win the listing. Neither is evidence anyone can rely on; when a figure has to carry weight, a certified valuer signs it and defends it.

Each service page links to our Gold Coast industry pages, which apply the approaches to medical and allied health practices, professional firms, hospitality and tourism venues, trades and construction businesses and more, and to the three valuation approach pages that explain the methods in detail.

Questions about choosing a valuation service

Start from the event in front of you rather than the valuation method. A sale or purchase, a family handover, a restructure or an issue of shares belongs under sale, deals and planning. A CGT concession claim, an SMSF audit, a deceased estate or a set of financial statements belongs under tax and compliance. A shareholder falling-out, a separation or a lost profits claim belongs under disputes and litigation. Where an event spans two groups, such as a sale that depends on the small business CGT concessions, the scoping call settles which report covers both.
Sometimes, and it is best raised before the report is written. A sale valuation will usually also suit a lender looking at the same date. An employee share scheme needs two separate figures, one for tax and one for the accounts, and a family law valuation is prepared on a basis no bank would use. Each report names its purpose and the parties who may rely on it, so adding a purpose afterwards may need a supplementary letter or a fresh report.
Yes. Our office is at 75 Nerang Street, Southport, and we act for businesses from Coomera, Hope Island and Sanctuary Cove in the north to Burleigh Heads, Palm Beach and Coolangatta in the south, and inland to Nerang, Mudgeeraba, Tamborine Mountain and Canungra. The methods and standards we apply are national. We visit the site where the assets or operations need to be seen, such as a boatyard in the Coomera marine precinct or a warehouse in the Yatala enterprise area; for many professional and service firms the records and a video call are enough.
Typically three to five years of financial statements and tax returns, current management accounts, the constitution or shareholders agreement, leases and key contracts, and whatever the purpose calls for, such as the SMSF trust deed or the pleadings in a dispute. After the scoping call we send an information request tailored to your engagement. Delivery of a certified report, from seven business days, is measured from the day the final item arrives.
Our reports follow APES 225 Valuation Services and, in litigation, the expert evidence rules of the Federal Court and the Queensland courts, including Chapter 11 Part 5 of the Uniform Civil Procedure Rules 1999 (Qld), which applies to expert evidence in the Supreme Court of Queensland and in the District Court, including when it sits at Southport. Every report states the purpose, the standard of value, the methods, the sources and the reasoning so a reviewer can retrace each step. Whether to accept it is always the reader's call, but this is the form the ATO, lenders and courts expect, and the valuer who signs it will explain and defend it.
Indicative valuations start from A$799 and are intended for internal decision-making, so they suit an owner who wants a well-reasoned range before committing to anything. Summary and Detailed reports are certified and are quoted after a free consultation, because the fee depends on the purpose, the number of entities, the state of the records and whether the opinion must withstand review by a court, the ATO or another expert. The fee is confirmed in the engagement letter before work starts, and every report is delivered from seven business days after we receive the information.
