01

Indicative Valuation

An economical first read on value for an owner thinking about selling, answering a buy-out approach or planning a partner's retirement, kept inside the business. Intended for internal decision-making; it is not a certified opinion for lenders, courts or the ATO.

02

Certified Valuations

Summary and Detailed reports carry a certified valuer's signature and are built for the readers who act on them: the ATO, ASIC, a Queensland court or your bank.

Certified Valuations for Complex Matters

The complete work-up for contested matters: deadlocked shareholders, family law property settlements run through the Federal Circuit and Family Court's Brisbane registry, Supreme Court of Queensland claims, and groups with trusts and several companies.

"A valuation earns its fee when it survives the reader who wants it to fail: the buyer's accountant, the bank's credit analyst, an ATO case officer or the barrister on the other side. That is the test every Gold Coast report we sign has to pass."

Gold Coast Business Valuations brings a signed, court-ready opinion to owners from the northern growth corridor to the border at Coolangatta, at a fee set for private businesses rather than listed groups. A sale, a restructure, handing the business to the next generation, an ATO or Queensland Revenue Office review, or a claim in the Supreme Court of Queensland: the certified valuer who signs the report stands behind it if it is challenged.

Why Gold Coast Owners and Advisers Choose Us

Certified Business Valuers in Southport, Gold Coast

We work from Nerang Street in the Southport CBD and act for owners in Surfers Paradise, Broadbeach and Bundall, through Robina and Varsity Lakes, north to Helensvale and Coomera, and inland to Nerang and Tamborine Mountain. Queensland Revenue Office duty assessments and the Supreme Court of Queensland's rules for expert evidence are part of our routine work.

Reports Written to Be Tested

We prepare every report under APES 225 and the International Valuation Standards and set it out so a lender, an ATO officer, a judge or an opposing expert can follow each step from the financial statements to the figure. A certified valuer signs it.

Certified & Signed, From Seven Business Days

Your signed Summary or Detailed report arrives from seven business days after the last of your records reaches us, set out in the form the ATO, ASIC, the Federal Circuit and Family Court and the major banks expect.

The Right Report for the Purpose: Sale, ATO, Financial Reporting & SMSF

Selling a holiday letting business in Broadbeach, claiming the Division 152 concessions on a workshop in the Burleigh industrial estate, giving an auditor an AASB 13 fair value, or valuing business real property an SMSF holds in Molendinar: the first call decides which report fits.

Understand the Number, Not Just Receive It

At the closing call we walk through how the income, market and asset approaches applied to your business, so you can explain the figure to a co-owner, a buyer or the family.

Valuations for the ATO and the Queensland Revenue Office

Market values for CGT events and Division 7A loans, transfer and landholder duty under the Duties Act 2001 (Qld), assets moving into an SMSF, and support when an auditor or reviewer raises questions.

Certified Valuation Reports From Seven Business Days

Every report is signed by a credentialed certified valuer and built to withstand ATO, ASIC, court and bank scrutiny.

Frequently Asked Questions

A valuation is a reasoned, independent opinion of what a business, or an interest in it, is worth at a particular date. The valuer adjusts the accounts to show sustainable earnings, applies the income, market or asset approach that fits, and brings the results together into a figure or range that can be explained and defended.
For most private Gold Coast companies the starting point is capitalising future maintainable earnings. A discounted cash flow fits a business whose earnings are moving, such as a builder with a long order book or a tourism operator coming off a quiet season; comparable sales and listed company multiples give market evidence; and net assets suits property-holding and capital-heavy entities. Rules of thumb are a cross-check only. The purpose, the industry and the size of the business decide which method leads.
Choose a Detailed report when the figure will be tested by someone with a reason to disagree: the Supreme Court of Queensland, the Federal Circuit and Family Court, the ATO, the Queensland Revenue Office, a bank, or the other side's expert in a shareholder or family law dispute. When you only need a private read before making a decision, an Indicative valuation is enough. It is intended for internal decision-making and is not a certified opinion for third parties.
Often, yes. A fee paid for an income-producing purpose is generally deductible, while one connected to a CGT event is usually added to the cost base instead. Which treatment applies depends on why you commissioned the report, so confirm it with your accountant.
A Summary report fits when other people will read the figure but are unlikely to fight it: a sale, admitting a new partner, an employee share scheme, a finance application or an SMSF audit. It is certified and signed, and it sets out the approaches used and how they support the conclusion. Gold Coast owners often reach for one when a buyer or lender wants more than a broker's estimate.
APES 225 Valuation Services is a professional standard from the Accounting Professional and Ethical Standards Board. Members must follow it whenever they provide valuation services in Australia, and it governs how an engagement is scoped, documented and reported. Every Summary and Detailed report we sign is a Valuation Engagement under APES 225.
The free first call settles the purpose, the valuation date and the report type. We then collect your records, adjust and analyse the accounts, apply the approaches that suit the business, and deliver the signed report on a closing call that explains how we reached the figure.
Certified valuers in Australia follow APES 225 and the International Valuation Standards set by the IVSC, and apply the ATO's market valuation guidelines wherever the figure drives a tax result. Our reports are signed by a valuer holding the CFA, ABV and CBV designations.
Our signing valuer holds the CFA, ABV and CBV designations and has more than 15 years in valuation, transactions and expert evidence. Each report is reviewed and signed, before release, by a certified valuer prepared to defend it.
A certified report is a signed APES 225 opinion that records the purpose, the standard of value, the evidence relied on, every adjustment and the reasoning behind the conclusion, so a court, the ATO, a lender or a counterparty can act on it.
Take it up with the valuer whose signature is on the report. If a factual input was wrong, we correct it and reissue at no charge. We do not move a conclusion towards a preferred number, because an opinion that bends stops being useful to you.
Yes. We are based at 75 Nerang Street in Southport and work with owners along the whole coast: Surfers Paradise, Broadbeach and Bundall; Robina and Varsity Lakes; Burleigh Heads, Palm Beach and Coolangatta; the northern corridor through Helensvale, Coomera, Hope Island and Sanctuary Cove; the Molendinar, Arundel and Yatala industrial areas; and the hinterland around Nerang, Mudgeeraba, Tamborine Mountain and Canungra. Meetings are by video or in person, and we visit sites when the engagement calls for it.
